What does renting an office in Amsterdam cost? How the price is built up
Rent, VAT, service costs and furnishing: an overview of what an office in Amsterdam really costs and what to watch when comparing.

"What does an office in Amsterdam cost?" is one of the first questions when searching. The honest answer: it depends on location, size and above all on what is included in the price. Here is how to compare sensibly.
The components of the price
Rent. The monthly base rent for the space, often the first figure you see.
VAT. For business rentals VAT is usually added. Always check whether a quoted price includes or excludes VAT.
Service costs. Costs for cleaning, energy and maintenance of shared areas, among others. Sometimes included in the rent, sometimes charged separately.
Furnishing. Desks, chairs, lighting, internet. With a bare office you pay for this yourself; with a ready-to-use office it is included.
How to compare
Ask the same questions for every offer:
- Is the price per month, and is VAT included?
- Are internet, cleaning and energy included?
- Is the office furnished, and if not, what does that cost?
- Can you use meeting rooms, and on what terms?
- What is the contract term?
An office with a low rent but without furnishing and facilities can end up more expensive than a ready-to-use office at a slightly higher price.
